Investment Real Estate Including Office, Retail, Industrial, and Multi-Family Traditional Loan Low Rate Options – we have a lender still offering fixed rates for the acquisition or refinance of commercial investment properties with rates starting in the low to mid 4% range fixed for 5 years. Loan amounts must be north of $1 million for this program, the property must be in good condition, and the loan to value cannot exceed 70%.
Single Family Investment Properties Permanent Financing – we have a program to do no income verification cash out refinances of 1-4 family investment properties up to 70% of current appraisal for properties owned at least 30 days and up to 75% of current appraisal for properties owned at least a year. Both 7-year arm and 30-year fixed rate options available. Rates vary depending on loan to value, property debt service coverage, and credit score.
Non-Recourse Bridge Loans – we have a lender offering non-recourse bridge loans on assets that have or are just about to convert to positive cash flow with rates starting around 8% and LTV’s as high as 75%. Minimum loan amounts of $2 million required under this program.
95% Business Acquisition Financing – we can get financing done for up to 95% of the acquisition price for a business utilizing the SBA 7A loan program, so long as the seller will carry back at least 5% of the loan amount as a seller second fully subordinate to the Bank for the life of the SBA loan.
Owner Occupied Property Acquisition 100% Financing – for companies seeking to buy the building they lease or buy a similar building, if they intend to occupy over 50% of that building we can get 100% financing on the acquisition via the SBA 7A loan program so long as their new loan payment is less than they have been paying in rent on their current facility for the last two years.
Residential Investment Properties including Fix & Flip & AirBnb – we have several lending programs for portfolios of residential investment properties, for fix & flip financing, and for financing AirBnb properties. These programs offer as high as 75% financing at a minimum of 5-year fixed rates, and in some cases longer.
Owner Occupied & Investment Property Cash-Out Program – we have a national lending platform that offers cash-out up to 75% of property value on both owner occupied and commercial investment properties. Rates can be slightly higher, but the lender will look at weaker credit and for loans under $2 million will sometimes do no income verification.
Owner Occupied Up to 40% – we have a lender that will offer 90% financing for the acquisition and refinance of owner-occupied properties only occupied up to 40% instead of the SBA required 50% plus. This is a portfolio loan product and is not an SBA guaranteed loan.
Conventional Bank Franchise Financing – we have several lenders that will refinance existing franchise debt and provide financing for new franchises with experienced franchisees without the requirement of SBA financing.
Investment Real Estate – we have a national program that will refinance investment real estate loans from $500,000 to $10 million with long-term tenant leases in place up to a 65% LTV and at very low market rates, including up to 10-year fixed rate terms.
